
Pavilion space becoming micro-mall
The historic Old Port location long occupied by The Pavilion nightclub has been subdivided into six retail spaces known as the Shops at 188 Middle, a reference to the building’s Middle Street address.
Real estate broker Steve Baumann, who’s handling the property for landlord Dick McGoldrick of Commercial Properties Inc. and Buckstar LLC, said he has two letters of intent from prospective occupants at this point. Baumann is not yet at liberty to disclose the names of the businesses, but said one is a “funky” restaurant offering dine-in and take-out service, and the other a jeweler that may convert a space previously used for bank safes into a “diamond room.”
Rents are between $2,000 and $4,000 per month — a sum significantly lower than rents for other street-level retail spaces in the Old Port and downtown, said Baumann. Workers are preparing for an opening in mid-January, and Baumann said he expects the Shops at 188 Middle to be fully leased and operating by February or March.
